| Sale Includes: |
1 story dwelling with full basement, wooden
shed. Septic system to be pumped and removed by a licensed septic
hauler. Well will be closed by a licensed well driller. Basement
concrete, block walls, foundation, and sidewalks shall be removed.
Basement must be filled and backfilled compacted with Type C Borrow last
6" shall be top soiled and sow grass in accordance with Department of
Transportation. (THIS
SALE DOES NOT INCLUDE THE SALE OF LAND). Buyer will clean up
the entire lot of all debris.

| CONDITION OF SALE: |
- Deposit: $500.00, by certified check or cashiers check. This check
must be presented to the Department of Transportation (DelDOT) at the
TIME of the auction for the bidder to be eligible to bid. The check is
to be made payable to the State of Delaware. The balance of the
approved purchase price is due within thirty (30) days from the date of
the approved Sales Contract.
- If the BUYER fails to comply with the conditions of the sale, the deposit shall be forfeited.
- BUYER is responsible for meeting DelDOT's
schedule for final settlement.
- DelDOT reserves the right to accept or reject any and all offers.
- The improvements are being sold in "as-is" condition.
- Additional Provisions: The "Buyer" must furnish to the Department
an approved building permit denoting the parcel of land that the
residential dwelling is to be placed within 60 days of the approval of
the Sales Contract. The dwelling cannot be placed on any property that
is currently located within an alignment for a project in the CTP
(Capital Transportation Project FY
2010 - 2015 ).
- Buyer will have 45 calendar days after the Department approves the
location site to remove the dwelling and cleanup the
lot. (Attached is the Department's Special Provision 211503)
